The St. Louis County Planning Commission held a public hearing on May 12th, at 7:30PM. Part of this meeting was on the planned development of a new subdivision that would border a portion of Morning Field Pl. The builders have an initial review from MSD along with their recommendations for handling storm and sewage flow. MSD has indicated that the pump station located in our subdivision will be adequate for the flow of the new homes as well but may require some modifications. This is currently at the conceptual stage. The voting in the public hearing was for approval of the subdivision.
Rye Hollow Estates will be positioned just south of Lilac Ridge with the entrance on Kerth Road. It will replace four residential lots, starting at 5854 Kerth Rd, just north of Ferwind Country Rd. The proposed subdivision's entrance will be directly east of the entrance to Misty Trails.
The development of Rye Hollow Estates will be cutting down nearly 94% of trees in their 20.22 acres of land. At this time, it is unknown when any development might actually begin. Saint Louis County will be putting effort into directing traffic and making sure this does not become a bottle neck. We know that Rye Hollow Estate's properties will be connected to our MSD pump while the subdivision itself will have a 24hr hold-over system.
